Purpose:
Onsite “Owner’s” representative on Bluegreen/Big Cedar Vacations, LLC projects as assigned including oversight of general contractors, design professionals and consultants, assuring all projects are completed on time and within approved project budgets with scopes at a level of quality consistent with or exceeding project Design Standards.
Responsibilities:

Onsite “Owner’s” representative for new development projects for Bluegreen/Big Cedar Vacations, LLC

Facilitates all phases of the project – design, procurement, construction, turnover, etc.

Provides oversight and guidance to General Contractors, Designers, Vendors to ensure they are staying within project scope, budget, and schedule.

Develops project budget, forecasts and schedules for all projects assigned.

Monitor, report and make recommendations for ongoing development projects to the Management Committee of Bluegreen/Big Cedar Vacations, LLC.

Prepares and negotiates contracts and change orders with General Contractors, Designers, Procurement Agents, and Vendors. Review and approves all pay applications and invoices.

Track, update and provide recommendations for change orders and budget reallocations to the Management Committee of Bluegreen/Big Cedar Vacations, LLC.

Facilitates all subcommittee meetings with all associated parties.

Provides monthly report for all the Management Committee of Bluegreen/Big Cedar Vacations, LLC meetings.

Review plans, inspects construction projects, conduct investigations and provide recommendations as necessary to assure compliance with established rules, regulations, guidelines and procedures.

Manages onsite activities by the contractor or FF&E installers including managing any external Field Managers assigned to projects for proper delivery.

Serves as liaison between resort teams and architects, contractors and other outside agencies; respond to inquiries and provide information concerning construction activities; consult local officials to assure compliance with laws and regulations.

Coordinates requirements for governmental permits, inspections, and supports project registration process.

Leads and attend all meetings with project teams – architect, contractor, testing firm, procurement agent, etc.

Requirements:
-
Bachelor’s Degree in Construction Management, Engineering, or Architecture or equivalent experience required.
-
5-8 years in related field. Regional “ground-up” construction experience preferred.

Intermediate to advanced skills in Microsoft Office Suite

Demonstrated skills in a construction management software

Demonstrated skills in Microsoft Project or P6
-
Strong interpersonal, critical thinking, presentation skills

Ability to work independently on tasks/projects assigned

Excellent Communication Skills

Demonstrated prior Project Management/Construction Management Experience
