Job Description

The Maintenance Manager will assist in managing the resort maintenance/technical staff to effectively maintain all Resort facilities/equipment/property. Accountable for the safe and efficient maintenance of the resort through effective supervision of maintenance and technical service staff. Assist, as required in solving complex maintenance problems, and must be capable of rapid decision-making. Assists in the implementation of maintenance plans with consideration to operational and budgetary constraints. Supervise overall activities of the maintenance staff as required by the Maintenance Manager. The Assistant Maintenance Manager is responsible for assisting in the proper working relationships between the Maintenance staff and other departments. Must be able to work all shifts as need dictates


Specific Duties, Activities and Responsibilities

• Associate management: Responsibilities include training and monitoring development of all staff. Assisting in appraisal of all staff as outlined in SOPs. Assist in the organization of monthly meetings and perform follow up to all staff.
• Scheduling inspections/repairs: Schedule and perform routine/preventive/emergency maintenance and troubleshooting of equipment. Work with other departments to schedule and co-ordinate inspections and repairs.
• Work Orders/Daily Projects: Complete work orders and daily projects reported by front desk and otherwise assigned during the shift. Follow up on maintenance technician jobs to insure quality of work.
• Guest/Owner Relations: Ensure the satisfaction of all guests by implementing and maintaining proper Guest/Owner relation programs. Maintain the maintenance follow-up log and respond to any guest/owner concerns in a timely manner.
• Planning/Development: Assist in development of new programs and ideas with Maintenance Manager. Communicate programs/ideas and results to appropriate parties. Establish both short and long term goals to enhance the department and the facility.

Job Requirements

1 – Minimum Formal Education:
High School Diploma and/or Trade School education/comparable industry experience

2 – Minimum Experience:
3 years minimum Maintenance Industry/Hospitality experience. 1-2 years Maintenance Technician III or equivalent experience.
6 months of leadership experience with proven ability to produce high quality work with minimum direction and/or supervision.

3 – Essential Training, Knowledge, Licenses and /or Certifications:
Strong working knowledge of SOP; successful exposure and contributions to audits including QA/IA/LP programs over past 12 months. Proven ability to maintain guest service scores at brand standard or higher on a consistent basis;
Working knowledge and basic troubleshooting skills in HVAC, plumbing, electrical, mechanical equipment, carpentry, painting and appliance repair; Basic knowledge of OSHA regulations, equipment operations, preventative maintenance procedures; certified in pool and spa operations and maintenance; Knowledge of safety and quality assurance process, protocol and implementation. Working knowledge of TSW/Hotsos, BORS, Housekeeping reports for assigning daily task to align with the priorities assigned and guest calls, projects.

4 – Essential Professional Skills/Competencies:
Effective communication with all involved to ensure Sense of Urgency to ensure complete guest satisfaction. Working knowledge of the checkbook process; inventory management and control
