Purpose:
The Revenue Management Specialist will focus on generating revenue for Bluegreen resorts and managing rental distribution systems. This will include utilizing pricing & yield management strategies, marketing campaigns and forecasts to maximize yield from available resort inventory. The ideal candidate needs excellent analytical, communication, customer service and organizational skills in order to be effective in this position. Both written and verbal communication skills are a must; an attention to detail and the ability to meet deadlines. The Revenue Management Specialist will spend a lot of time analyzing data and other influencing factors to ensure the business is operating with the best possible chance to maximize profit.
Responsibilities:
- Partner with Property Management to forecast pricing strategy and revenue based on demand and market trends in the economy and competitor analysis
- Participate in the development of pricing strategies including creating rental rates, creating packages and promotions, determining discounts, and assigning rules to the rate
- Responsible for assessing, analyzing, and pricing group business requests and local negotiated rate plans and seeking approval from management before implementing
- Participate in analyzing overall monthly resort performance and developing recommendations to improve long term strategies
- Ensure all related rental systems are configured correctly and working to full capacity
- Audit rental reservations to ensure websites booking process is maintained up-to-date and functional
- Analyzes trends in RevPar, usage and revenue by conducting quarterly property performance reviews and work with department leaders to develop strategic and tactical action
- Evaluate performance of rental partners and OTAs and report trends to department leaders
- Reduce the cost of distribution by finding new less expensive means of earning revenue, adjusting OTAs and rate plans when necessary
- Manage rental rates (daily, weekly, or monthly) by shopping rates on distribution systems for comp-sets, forecasted demand and available resort inventory
- Manage length of stay controls (LOS), allocation planning and inventory settings to maximize rental revenues based on direction from management
- Participate in the identifying and resolving overbookings when necessary
- Host monthly meeting with partners and OTA market managers to adjust rental strategy as needed
- When needed, load inventory on partner sites and manage inventory and reservation processes manually
- Process daily rental reservation audits for no-shows and update Choice, SiteMinder and OTA websites
- Participate in the servicing of two shared rental inboxes, Rental Reservations and Rental Groups, responding to emails within 24 business hours
- Manage all rental groups to include contracting, securing inventory, setting up Passkey or the like, processing Lanyon, CVENT RFP’s, updating names/cancels from group booking reports and maintaining current progress in group rental tracking spreadsheet
- Participate in the tracking and resolving of rental reservations booked online for which we are unable to provide inventory
- Work with resorts to resolve rental reservations issues including but not limited to credit card declines, missing reservations, and duplicates
- Participate in responding to guest communication and reviews on 3rd party sites to maintain high resort scores and guest satisfaction
- Participate in the billing, reconciliation, wires, and vouchers processing for rental partners
- Additional duties as assigned
Requirements:
- Bachelor’s Degree in hospitality, finance, economics, statistics or business-related degree; or minimum 5 years’ timeshare or hotel revenue management work experience
- A minimum of 5 years of timeshare or hotel inventory Management experience preferable in the area of pricing and demand forecasting, with heavy attention to detail and ability to learn new subject matter quickly. Candidate would have strong and accurate computer/ typing skills and be comfortable in a position that requires minimal social interface.
- Experience working in timeshare or hotel inventory management with a focus in inventory pricing and yield management and a minimum of 5 years is preferred.
- Detailed knowledge (principles, systems, products, reservations, resort, sales process, customer service) specific to Bluegreen Vacation Club is preferred.
- Able to use Microsoft Excel with the ability to design and modify spreadsheets. Proficient in Microsoft Word, Outlook and PowerPoint.
- The Ideal candidate would have expert knowledge pertaining to Bluegreen’s reservation and inventory systems. This includes the ability to use AS400, TSW, create AS400 queries, and knowledge of Bluegreen’s external partners online reservation systems. Other systems include, but not limited to Choice Central, SiteMinder, Expedia, Booking.com, Cvent, Passkey, etc.
