Job Description

Purpose:

The Vice President, Construction and Development is responsible for providing strategic leadership in the development, construction and refurbishment of Bluegreen, JV and FBS-Client Resort Properties & Sales Centers. And to support business objectives and support the long-term growth of the Company.

Responsibilities:

• Ensure FBS Client adherence to BXG standards by specifically and formally approving design, providing adequate site visits to ensure compliance, while documenting and over-communicating any variances from approved design with Developer Client as project progresses.
• With support from Corporate Accounting Group, ensure adequate fraud controls are in place, and followed.
• Lead the determination and recommendation of functional and special requirements for new construction and/or renovations.
• Prepare architectural programs that summarize requirements and detail recommended action.
• Lead execution of the approved action.
• Conduct construction document review to ensure accuracy and code compliance within the city, state and county authorities.
• Create a feasible project concept by evaluating market trends and determining desired ambience and image.
• Solicit bids and proposals for site work and building construction, analyze and recommend selection of contractors, negotiated contract terms and conditions.
• Review all construction documents for accuracy.
• Conduct or delegate adequate site inspections of in state and out of state projects, to ensure the progress is consistent with construction documents and that the safety program is in place.
• Manage and/or supervise all site related activities and ensure inspections are passed. Handle all governmental issues and retain all necessary documentation.
• Provide technical assistance and direction to Construction Managers in the master planning process, site design and development, building design and construction of Bluegreen Resorts.
• Perform market analysis and surveys to identify the appropriate retail space quantity and type to support resort operations. Implement and execute the conversion of existing properties to time share based on profitability. Perform due diligence to evaluate project profitability.
• Assist in obtaining construction funds for development projects when necessary. Review all construction loan documents and ensure compliance.

Job Requirements

Bachelor’s Degree in Construction Management or a related field required; Master's Degree preferred.

10 or more years of progressively responsible experience leading construction management and the development of properties.
Construction management and development strategies, Computer Assisted Design (CAD), strategic business vision, planning, and general management, market trends, investors/business relations techniques, shareholders, customer, and employee satisfaction strategic management, business profitability and competitiveness strategies, strategic negotiation process/techniques, strategic communication techniques, personnel law for managers. Customer service and quality fundamentals, MS Office.
Strategic thinking, business-oriented, results-oriented, decision maker, self-directed, self-starter, assertive, creative, strong analysis, evaluation, and planning capabilities, strong interpersonal relationship and communication skills to negotiate and obtain desired results, as well as to coach associates, Detail-oriented with strong analytical and problem solving skills, strong ability to think strategically and analyze information timely and accurately, strong interpersonal communication skills to deal effectively with all levels of the organization.
