Job Description

The purpose is to direct the Resort Engineering and Grounds staff to effectively maintain resort facilities equipment and property. The Manager is accountable for the safe and efficient maintenance of the resort through proper supervision and management of the engineering and technical service staff. They assist, as required, in solving complex maintenance problems, and must be capable of rapid decision making. The Manager is also responsible for maintaining a proper working relationship between the Engineering Staff and other departments.

Responsibilities Include:

• Remains Accountable for the safe and efficient maintenance of the resort through proper supervision and management of the maintenance and Engineering service staff.
• Supervises the entire scope of the maintenance department to include salary administration, budget, inventory, guest requests, and resorts comment card scores to be up to standard.
• Responsible for hiring and/or assists with the hiring process. Interviews, trains, monitors, coaches and counsels, and disciplines, ensuring the development, motivation and supervision of the Engineering department.
• Conducts yearly performance appraisal and monthly one-on-ones with the staff. Organizes monthly meetings and performs related follow-up actions.
• Follow up on Engineering technician, Grounds jobs to insure quality and quantity of work meets expectation.
• Establish internal training designed to your Resort and provide training as needed. Implements proper working relationships between the Engineering staff and other departments of the resort to ensure resort-wide safety.
• Follows-up on room call logs, to ensure guest satisfaction, by implementing and maintaining proper Guest/Owner relation programs so that calls and requests can be responded to timely and efficiently, utilizing HotSOS if system exists
• Assigns and verifies completion of routine maintenance on public spaces, outlets, back of the house common area
• spaces and grounds.
• Communicates effectively with other departments to ensure proper maintenance and safety of their areas of responsibility, such as inspecting the building with the fire department to ensure public assembly permits are maintained yearly, coordinating inspections of all elevators.
• Conducts both daily and weekly walk-throughs and visually assesses the safe and efficient maintenance and operation of the physical structures of the resort.
• Schedules routine/preventive/emergency maintenance and troubleshooting of equipment.
• Ensures that maintenance SOP's are being followed as outlined in the SOP manual
• Establishes both short and long-term goals for the Engineering department.
• Implements and monitors maintenance and engineering policies and procedures, inspections and schedules and maintain logs and reports.
• Maintains current knowledge in OSHA safety regulations.
• Establishes effective and efficient inventory controls
• Maintains reports regarding the specific and overall condition of the building condition. Schedules work rotations and verifies completion of all repairs, replacement, and renovations projects. Reports and communicates to the maintenance supervisor on a regular basis
• Displays sound judgment with regards to managing cost control measures, establishing and adhering to the Engineering budget.
• Adheres to corporate required purchasing policies and controls, to include all outside contractor bids, budgets and schedules, related systems and equipment offering prudent and cost-effective proposals for maintaining proper working conditions.
• Maintains effective Energy Management and Preventive Maintenance programs, conducting special training for Facilities/Engineering, Grounds departments on the safe and efficient use of equipment and energy in and out of the property.


Job Requirements

1 – Minimum Formal Education: High School Diploma or Equivalent
2 – Minimum Experience: 5+ years of experience as a maintenance tech. 2+ years as an
Engineering/Maintenance Manager/Supervisor, preferably in Timeshare.
3 – Essential Training, Knowledge, Licenses and /or Certifications: CPO, OSHA 30, EPA 608 licenses are required. Able to acquire certification within 90 days of employment
4 – Essential Professional
Skills/Competencies: Possess strong budgeting/scheduling/communication and interpersonal skills.
Ability to work all shifts as need dictates.
Must have follow-through process on short-term and long-term programs.
Multi-tasking skills are needed.
Self-starter, able to work independently and to lead with assertiveness,
empathy and fairness.
Flexibility to deal with ever-changing situations.
