Job Description

The Fountains Resort is seeking an experienced resort Assistant Chief Engineer. Our resort is campus-style and comprised of 900 units with 1, 2, and 3 bedroom villas. The Assistant Chief will assist in directing the resort maintenance/technical staff to effectively maintain all resort facilities/equipment/property. The Assistant Chief is accountable for the safe and efficient maintenance of the resort and is responsible for hiring, training and supervision of maintenance staff. Assist, as required in solving complex maintenance problems, and must be capable of rapid decision making. Direct the implementation of all maintenance plans with consideration to operational and budgetary constraints. Supervise overall activities of the maintenance staff, including employee development through training, performance evaluations, and salary administration. Must possess strong budgeting, scheduling and communication skills. Develop, implement, and monitor all maintenance policies and procedures, inspections and schedules, and maintain logs and reports.

Responsibilities:

- Recruiting, training, and continue developing of all staff. Perform appraisals of all staff as outlined.
- Scheduling Inspections/Repairs
- Schedule and perform routine/preventive/emergency maintenance and troubleshooting of equipment.
- Manage and achieve all areas of budgets by implementing proper cost controls i.e.; purchase orders/inventory, reviews/bids, etc. Establish both short and long term budgets and forecasts for maintenance. Display sound judgment in regards to managing cost control measures. Ensure all Maintenance SOP’s are being followed as outlined in the SOP manual.
- Ensure the satisfaction of all guests by implementing and maintaining proper Guest/Owner relation programs. Maintain the maintenance follow-up log and respond to any guest/owner concerns in a timely manner.
- Develop new programs and ideas for management review. Communicate programs/ideas and results to appropriate parties. Establish both short and long term goals to enhance the department and the facility

Job Requirements

1 – Minimum Formal Education:
• 4-year college degree and/or comparable industry experience and/or Technical Trade School education

2 – Minimum Experience:
• 5-7 years Maintenance Industry/Hospitality experience.
• Minimum of 4 years of experience in a leadership capacity for a 450+ keys facility with 80% seasonal occupancy, multiple buildings and complex mechanical equipment.
• Oversight responsibility for a department of 25 or more mechanics and support staff.

3 – Essential Training, Knowledge, Licenses and /or Certifications:

Strong Knowledge of SOP; successful passing of Quality Assurance, Internal Audit and Safety/Mechanical audits over past 5+ years; Leadership Development and Training skills; Project Management; Multi-department leadership/management; Renovation experience; Vendor Contract experience; Board Relations; Proven ability to maintain guest service scores at brand standard or higher on a consistent basis; Understanding and regular use of customer service reports for formulating strategic plans to address areas of concern. Experience negotiating contracts for good and services in excess of $500,000 in accordance with all policies and procedures.

Extensive knowledge of plumbing, electrical, HVAC, refrigeration, masonry, carpentry and safety operating systems. Knowledge in OSHA regulations, National, State and Local building regulations and codes, equipment operations and preventive maintenance procedures; Extensive knowledge and certification in swimming pool and spa operations and maintenance; Demonstrated ability to manage multiple tasks; Microsoft Office Systems proficiency; Microsoft Project and CAD (Computer-aided design) experience a plus; Strong leadership skills; Demonstrated ability to manage multiple tasks; Facility specific skills to include but not limited to Hot SOS, TSW, BORS, etc.
